Is my rent agreement data stored anywhere? +
No. Nothing you upload or paste ever leaves your device. Text extraction from PDFs, images (via OCR), and Word documents all happen locally in your browser. Once you close the tab, nothing is retained anywhere.
What file types can I upload? +
The tool accepts PDF files (text is extracted page by page), image files (JPG, PNG, WEBP, BMP — scanned using Tesseract OCR), Word documents (DOCX/DOC — parsed using Mammoth.js), and plain text files (TXT). You can also paste text directly without uploading any file.
Does a flagged clause mean my agreement is illegal? +
Not necessarily. A flag means the clause warrants attention — it may be unenforceable, unfair, or worth negotiating. Some flagged clauses are common practice but legally challengeable; others may be outright illegal depending on your state. Always consult a legal professional before signing.
What is the legal limit for security deposits in India? +
The Model Tenancy Act 2021 caps security deposits at 2 months rent for residential properties and 6 months for commercial. However, this Act must be adopted by individual states. In practice, deposits of 2–3 months are standard across India, and anything above 3 months is considered excessive and negotiable.
Can a landlord evict me without notice? +
No. Indian tenancy law requires a minimum notice period before eviction — typically 30 days for residential tenants under most state laws. In most states, formal eviction also requires a court order. A 7-day eviction clause in an agreement is legally unenforceable and would not hold up in court.
Why are most agreements 11 months only? +
Lease agreements for 12 months or more must be registered under the Registration Act 1908, which costs money and creates a public legal record. Landlords draft 11-month agreements to avoid this. While legal, unregistered agreements offer tenants fewer protections and are harder to enforce in court.
What if my agreement is in Hindi or a regional language? +
The scanner is currently optimised for English text. If your agreement is in Hindi or a regional language, you can paste or upload the English sections, or use a translation tool first. Hindi-language scanning is on our development roadmap.
Who is responsible for structural repairs — tenant or landlord? +
By law, structural repairs — walls, roof, plumbing infrastructure, electrical wiring — are the landlord's responsibility. Tenants are responsible only for routine upkeep and damage caused by their negligence. Any agreement clause that shifts structural repair costs to the tenant is exploitative and typically unenforceable.
Where can I get free legal help with my rent agreement? +
Every district in India has a District Legal Services Authority (DLSA) that provides free legal counsel and representation. You can also call the NALSA (National Legal Services Authority) helpline at 15100 for free advice. Many state bar councils also offer free legal aid clinics in major cities.

Your rent agreement text is processed entirely within your own browser using JavaScript. Nothing is ever sent to our servers or any third-party server. When you close the tab, all entered text is discarded permanently.

2. No Account Required

No account creation, login, email address, phone number, or personal information of any kind is required or requested to use this tool.

3. Cookies & Analytics

We use anonymous aggregate analytics to understand general traffic patterns — total visits and country of origin only. We do not track individual users, sessions, or behaviour within the tool. No data tied to your agreement text is ever associated with any analytics event or cookie.

4. Google AdSense

This website displays advertisements through Google AdSense. Google's advertising systems may use cookies and web beacons to personalise ads based on your broader browsing history. This is governed entirely by Google's Privacy Policy (policies.google.com). We have no access to or control over Google's advertising data. 5. Third-Party Libraries

This tool uses the following open-source libraries loaded from CDN (Cloudflare): PDF.js (Mozilla), Tesseract.js (Naptha), and Mammoth.js (Michael Williamson). These libraries process files locally in your browser and do not transmit data to their authors' servers.
