Is my rent agreement data private?+

What file types can I upload?+

What is the legal security deposit limit in India?+
The Model Tenancy Act 2021 caps residential deposits at 2 months rent. In MTA-adopted states (Karnataka, UP, Tamil Nadu, Andhra Pradesh, Assam), this is enforceable. Elsewhere, deposits above 3 months are considered excessive and negotiable.
Can a landlord evict me with 7 days notice?+
No. A 7-day eviction notice is legally unenforceable for residential tenants in India. Courts consistently require minimum 30 days notice, and most states require a formal court order for eviction regardless of what the agreement says.
Why are most agreements only 11 months?+
Agreements of 12+ months must be registered under the Registration Act 1908, costing money and creating a public record. Landlords use 11 months to avoid this. Unregistered agreements offer tenants fewer protections. Voluntary registration (₹500–2,000) significantly helps.
Who pays for repairs — tenant or landlord?+
Structural repairs — walls, roof, plumbing, electrical systems — are always the landlord's legal responsibility. Tenants are only responsible for routine upkeep and damage they caused by negligence. Normal wear and tear cannot be charged to tenants.
Does a flagged clause mean my agreement is illegal?+
Not necessarily. A flag means the clause deserves attention — it may be unenforceable, unfair, or worth negotiating. Some are clearly illegal; others are common but challengeable. Always consult a qualified advocate or your DLSA before signing.
Can a landlord enter my home without notice?+
No. The Model Tenancy Act 2021 requires minimum 24 hours written advance notice before landlord entry for any purpose. Entering without notice violates your right to peaceful enjoyment and privacy.
Where can I get free legal help?+
Call NALSA at 15100 for free legal advice. Every district has a District Legal Services Authority (DLSA) with free legal aid and representation. MTA states also have dedicated Rent Courts that resolve disputes within 60 days.
